Why Buy Early at a Sales Center in a New Home Community

When new home builders are getting ready to open a new neighborhood, they typically place a sales center onsite to create momentum for the new development while they are in the process of building their model home. What does that mean for you, the new home buyer?

Choice of Lot

Buying early in a new community is a great opportunity to secure one of the best lots. Lots with great views, exposures, green space, wooded tree lines, or cul-de-sacs are popular and tend to go those who act quickly. The early bird gets the worm as they say – the earlier you choose your lot, the greater availability of lots that will fit the building pad of the home you intend to build.

Specials

Timing is everything. Many builders offer promotions or introductory pricing for the first few sales in a new neighborhood. Often those who buy early get the best price.

Floor Plans & Color Palettes

Early buyers have more choices when it comes to floor plans and color palettes. Most new home communities have an architectural control committee which ensures continuity and diversity of the streetscape. The architectural control committee follows guidelines to determine how many homes with a certain style or color scheme can be built on the same block. Buyers of the first home on the block have a wider variety of choices.

Maximize Home Value

Buying early locks in value and protects new home buyers from increasing home prices. Often the homes built in the first phase of a community will appreciate greatly as the real estate market heats up. Prices in second and third phases tend to be higher due to the increasing market demand coupled with inflation in labor and material costs. This means that when you buy in the first phase, your home’s resale value will increase before the neighborhood is complete. In addition, if the community is in a top-rated school district, that will almost always ensure that housing values will remain stable for years to come.
