Construction Overview
Building with Speed and Precision
At Korndoerfer Homes, we take pride in consistently achieving fast cycle times by delivering new homes in seven months or less. The timeline is adjusted to approximately eight months if you are adding a finished basement. Our streamlined process and commitment to efficiency allow us to deliver high-quality homes with speed and precision, without compromising on quality or attention to detail.
Month 1
Laying the Foundation
During the first month, we excavate your home and pour the footings and foundation walls. Afterward, we allow the foundation to properly cure while obtaining the required foundation inspections and completing the backfill process.
Month 2
Framing and Rough-Ins
This is when you really start to see your home take shape! Our carpenters frame the structure, and we install windows and doors. Simultaneously, we begin the plumbing, heating, and electrical rough-ins.
Month 3
Roofing & Mechanical Installation
In the third month, we finish the plumbing, heating, and electrical rough-ins and install the roof shingles. The fireplace is installed, and we pour the garage and basement slabs. At this point, we conduct inspections of the plumbing, electrical work, and rough framing. Your Field Superintendent will walk you through your new home so you can inspect the mechanicals before we begin installing drywall.
Month 4
Insulation & Interior Finishing
Next, we insulate the walls and have them inspected. The furnace is typically installed during this phase, though it may be installed later in warmer months. We then drywall, finish, texture, and paint the walls.
Month 5
Interior Detailing
As we move into the fifth month, the focus shifts to interior details. We install ceramic tile, vinyl flooring, and trim work such as doors, stairs, molding, and baseboards. Cabinets are installed, countertops are ordered, and the fireplace mantel is set.
Month 6
Final Details
Your home is almost ready! In the final month, we finish painting and staining, install countertops, light fixtures, mirrors, shower doors, bath accessories, and complete the flooring installation.
Month 7
Finishing Touches & Moving Day
Sitework and exterior painting are completed, and we schedule final home inspections. Your Field Superintendent will conduct a home orientation which consists of showing you all the systems in the home. After a thorough cleaning, we’ll conduct a walkthrough and document any punch list items. The finishing touches are completed and then it’s the moment you’ve been waiting for—moving day!
